Lease Addendum ____ (Property address) This addendum is made on ____ (Date of this addendum) between ____ (Landlord’s name) (the “Landlord”) and ____ (Tenant’s name) (the “Tenant”). It changes the lease dated ____ (Date of the original lease) (the “Lease”) for the property at the address above (the “Property”). Section 1: What is being changed 1.1 This addendum is about: ____ (What it is about). 1.2 The new terms are: ____ (Write the new terms) 1.3 The terms in this addendum are added to the Lease. If they disagree with the Lease, this addendum applies to the subject it covers. Section 2: When it starts 2.1 This addendum takes effect on ____ (Effective date) and continues for the rest of the Lease, including any renewal, unless it says otherwise above. Section 3: If the change is about pets (complete only if it applies) 3.1 Animal: ____ (Type, breed and size). Name: ____ (Pet’s name). Pet deposit or fee, if any: ____ (Pet deposit or fee, in US dollars). 3.2 The Tenant will keep the pet under control, keep up its vaccinations and licence, clean up after it, prevent it from disturbing neighbours, and pay for any damage it causes beyond normal wear and tear. The Landlord may withdraw permission if the pet is a danger or a nuisance after a written warning. Section 4: Money, if the change involves any 4.1 Any extra amount that the Tenant is to pay under this addendum is ____ (Extra amount, in US dollars), due ____ (When it is due). 4.2 The Landlord will give the Tenant a written receipt for any payment under this addendum. Section 5: About this addendum 5.1 The sides have agreed to this addendum because circumstances have changed or because they wish to record an arrangement that the Lease did not cover. Each has read it, has had the chance to ask questions and agrees that it is fair. 5.2 The Landlord will keep a signed copy with the Lease and give the Tenant a copy for their records. Section 6: If the change is about parking (complete only if it applies) 6.1 Space or area: ____ (Space number or area). Vehicles allowed: ____ (Vehicles, with plates). Monthly charge, if any: ____ (Monthly charge, in US dollars). 6.2 The Tenant will use only the space that is assigned, will not store anything other than a working, registered vehicle in it, will not carry out repairs there, and will keep it clear of oil and rubbish. A vehicle that breaks these rules may be removed at the owner’s cost after written notice, as the law allows. Section 7: If the change is about repairs or access (complete only if it applies) 7.1 The Landlord may enter the Property to carry out repairs, inspections or showings after giving the Tenant at least ____ (Notice before entering) notice, at a reasonable time, except in an emergency when notice is not needed. 7.2 The Tenant will report any damage or need for repair promptly and in writing, and will give reasonable access for it to be fixed. The Landlord will carry out repairs for which it is responsible within a reasonable time. Section 8: Everything else 8.1 Every other term of the Lease stays the same and continues in force. This addendum, with the Lease, is the entire agreement about the Property. It can be changed only in writing signed by both of us. 8.2 This addendum may be signed in separate copies and electronically, and each is as effective as a handwritten original. The Landlord will give the Tenant a copy. Section 9: Governing law 9.1 This document, and any dispute arising out of it, is governed by the laws of the State of ____ (Governing law (state)), without regard to its rules about conflicts of laws.
